Rent receipt generator for HRA claims, a year at a time
This free rent receipt generator makes the receipts salaried tenants in India hand to their employer to claim the house rent allowance (HRA) exemption. Enter the tenant, landlord, the landlord’s PAN, the rented property, the monthly rent and the months you need — say April 2026 to March 2027 — and download one PDF with a numbered, dated receipt for every month, quarter or half-year, three to a page.
Each receipt states the amount in figures and words, the exact period, how the rent was paid and the landlord’s PAN, with space for the landlord’s signature. If rent is paid in cash and a receipt is above ₹5,000, a revenue-stamp box is added. The tool also checks whether the rent in a financial year crosses ₹1,00,000 — the point at which your employer needs the landlord’s PAN — and estimates your HRA exemption under the old regime.
Nothing is uploaded: the details stay in your browser. Receipts must reflect rent actually paid; these templates and estimates are not tax or legal advice.

How the HRA exemption is calculated
Under the old regime, the exempt part of HRA is the least of: (a) the HRA actually received; (b) rent paid minus 10% of basic salary + DA; (c) 50% of basic + DA if the home is in Mumbai, Delhi, Kolkata, Chennai, Bengaluru, Hyderabad, Pune or Ahmedabad (the eight cities under Rule 279 of the Income-tax Rules, 2026, from tax year 2026-27), otherwise 40%. The rest of the HRA is taxable. The new regime, which is the default, allows no HRA exemption.
Worked example: basic + DA of ₹60,000 a month, HRA of ₹24,000 and rent of ₹18,000 in Bengaluru for twelve months. (a) HRA received = ₹2,88,000; (b) rent ₹2,16,000 − 10% of ₹7,20,000 = ₹1,44,000; (c) 50% of ₹7,20,000 = ₹3,60,000. The exemption is ₹1,44,000 and ₹1,44,000 of HRA stays taxable. Each receipt reads “₹18,000.00 (Eighteen thousand rupees only)”. See the effect on your tax in the income tax calculator and on monthly pay in the in-hand salary calculator.
Rules to know before you submit rent receipts
- Landlord’s PAN is required when the rent paid in the financial year exceeds ₹1,00,000 (₹8,333 a month for twelve months). If the landlord has no PAN, a declaration from the landlord with their name and address is given instead. From tax year 2026-27 these details go in Form 124, which replaced Form 12BB, along with your relationship to the landlord.
- Revenue stamp: a ₹1 stamp is required on a receipt for more than ₹5,000 under the Indian Stamp Act, 1899, and is usually affixed only on cash receipts; state stamp laws can differ.
- Proof of payment matters more than the receipt. Pay by bank transfer, UPI or cheque where you can; claims based only on cash receipts are scrutinised more closely.
- Rent to parents is allowed if the rent is really paid and the parent shows it as income — and the relationship must now be disclosed. Rent to your spouse is generally not accepted.
- Employers commonly ask for rent receipts when rent is above ₹3,000 a month; deadlines for proof are usually January–March.
Rent Receipt Generator FAQ
Is PAN of the landlord mandatory for HRA?
Only if the rent you pay in the financial year exceeds ₹1,00,000. Below that it is optional. If the landlord has no PAN, give your employer a declaration from the landlord with their name and address.
Is a revenue stamp needed on a rent receipt?
For cash payments above ₹5,000 per receipt, yes — a ₹1 revenue stamp, signed across by the landlord. For bank transfers, UPI and cheques it is not normally needed.
Can I make one receipt for the whole year?
You can choose half-yearly receipts, but most employers prefer monthly or quarterly ones that match your bank statement. This tool makes all of them in one PDF.
Can I claim HRA under the new tax regime?
No. HRA exemption is available only under the old regime. Under the new regime the whole HRA is taxable.
Who signs the rent receipt?
The landlord (or someone authorised by them). Print the PDF and get each receipt signed, or upload the landlord’s signature image if your employer accepts it.
Are my rent receipt details uploaded?
No. The rent receipt generator works in your browser and saves only on this device.
