Rent increase calculator: new rent, escalation and the legal limit
This rent increase calculator answers three questions tenants and landlords ask at renewal time. What will the rent be after a 5% (or 10%) increase? What percentage is the increase the landlord has proposed? And is it legal where the home is?
Enter the current rent and either the percentage or the new rent. The tool shows the new rent a month and a year, an escalation schedule for up to 30 years (yearly, every 11 months for leave and licence agreements, or every 2, 3 or 5 years), and the total you would pay. Pick a place and it checks the increase against the published cap for California, Oregon, Washington, Ontario and Dubai, explains England’s once-a-year rule, and says plainly where no cap exists, as in most of India.
How to use the Rent Increase Calculator
- Choose where the home is. The currency, payment period and an example rent are filled in.
- Type the current rent, then the increase % — or switch to Increase % and type the proposed new rent.
- Add what the rule needs: your area’s CPI change for California, the year the increase takes effect for Oregon, Washington and Ontario, or the rental index average for Dubai.
- Read the verdict, then set how often the rent goes up and how many years to show in the escalation schedule.
- Copy the summary to send to your landlord, tenant or adviser.

How a rent increase is calculated
New rent = current rent × (1 + increase ÷ 100). A 5% increase on ₹25,000 a month is ₹25,000 × 1.05 = ₹26,250, which is ₹1,250 more a month or ₹15,000 more a year.
Rent increase percentage = (new rent − current rent) ÷ current rent × 100. From ₹25,000 to ₹26,500 is a 6% increase; from $2,400 to $2,568 is 7%.
Escalation compounds, because each increase applies to the rent already increased. With 5% a year, ₹25,000 becomes ₹30,388 in year 5, and five years of rent total about ₹16.6 lakh instead of ₹15 lakh at a flat rent. A “15% every 3 years” clause is a step, not 5% a year: the schedule shows exactly when each step lands.
Legal caps built in (checked 24 October 2026)
California’s CPI part changes each year and by region, so you enter it; the other published figures are dated in the tool. Exemptions matter: newer buildings are outside the caps in California (15 years), Oregon (15 years) and Washington (12 years), and Ontario’s guideline does not apply to units first occupied after 15 November 2018.
| Place | Limit | Frequency and notice |
|---|---|---|
| California (Civil Code § 1947.12) | 5% + regional CPI, max 10% | Over 12 months, in up to two increments; until 1 Jan 2030 |
| Oregon (ORS 90.323) | 9.5% in 2026, 10% in 2027 | Once in 12 months, not in year one; 90 days |
| Washington (RCW 59.18.700) | 9.683% in 2026, 10% in 2027 | Not in the first 12 months; 90 days |
| Ontario guideline | 2.1% in 2026, 1.9% in 2027 | Once every 12 months; 90 days |
| England (Renters’ Rights Act 2025) | No % cap; market rent test | Once a year, Form 4A, 2 months |
| Dubai (Decree 43 of 2013) | 0–20% by gap to the index | On renewal |
| India (private rentals) | No statutory cap | As the agreement says |
Limits of this calculator
- It checks the percentage only. Notice periods, forms and local rent control are summarised but not checked against dates.
- California measures the increase from the lowest rent charged in the previous 12 months; enter that figure as the current rent.
- Dubai’s cap needs the official rental index average for similar units, which you look up yourself.
- Information, not legal advice. When the cap matters, confirm with the source, a tenant union, the Rent Authority or a lawyer.
Rent Increase Calculator FAQ
How do I calculate a rent increase percentage?
Subtract the current rent from the new rent, divide by the current rent and multiply by 100. ₹26,500 − ₹25,000 = ₹1,500; ÷ ₹25,000 × 100 = 6%. Choose “Increase %” to do it instantly.
How much can a landlord raise rent in India?
For private rentals there is no statutory percentage. The escalation clause in the rent or leave and licence agreement decides, and 5% to 10% a year is common practice. Where a state has adopted the Model Tenancy Act, a silent agreement needs three months’ written notice of the revised rent.
What is the maximum rent increase in California?
Under AB 1482, 5% plus the regional CPI change, or 10%, whichever is lower, over 12 months — for covered units. Enter your area’s April-to-April CPI change to get the exact figure.
What is the Ontario rent increase guideline for 2026 and 2027?
2.1% for 2026 and 1.9% for 2027, for units the guideline covers, with at least 90 days’ written notice and no more than one increase every 12 months.
Is there a rent increase cap in England?
No percentage cap. Since 1 May 2026 the rent can go up once a year, not in the first 12 months, using Form 4A with 2 months’ notice, and you can challenge an increase above the market rent.
How is a rent escalation of 5% every year calculated?
Each year’s rent is the previous year’s × 1.05, so the increases compound. The schedule shows each year’s rent, the rent paid in each period and the total.
