Rent agreement generator for 11-month residential lets in India
This rent agreement generator drafts the agreement most Indian landlords and tenants sign for a flat or house: an 11-month residential rent agreement or, in the form used in Maharashtra, a leave and licence agreement. Fill in the owner, the occupant, the property, the monthly rent, the security deposit, the notice period and the optional lock-in, and it assembles a numbered agreement with clauses on payment, deposit refund, maintenance and utilities, use of the home, repairs, subletting, pets, furniture, police verification, renewal, handover, and stamp duty.
A state picker changes the stamp-duty note and the registration wording — for Maharashtra it also estimates the stamp duty on a leave and licence — and switches on the two witness signature blocks where registration needs them. Download a PDF or Word file, with space for the stamp paper and a plain-English guide as the last page.
This is a draft to be reviewed, not legal advice. Stamp paper, e-stamping and registration rules vary by state and change; check them with your state’s department or a lawyer before signing. Everything stays in your browser.

Why 11 months, and do you need to register?
Under section 17 of the Registration Act, 1908, a lease of immovable property “from year to year or for any term exceeding one year” must be registered. An 11-month agreement avoids that in most states, so it only has to be stamped. Some states go further: in Maharashtra every leave and licence agreement must be registered (section 55 of the Maharashtra Rent Control Act, 1999), and Tamil Nadu and Uttar Pradesh have tenancy laws that require registration with, or reporting to, a Rent Authority. The Model Tenancy Act, 2021 is being adopted state by state.
Maharashtra example: ₹25,000 a month for 11 months with a ₹1,00,000 deposit. Stamp duty is 0.25% of the licence fee for the term (₹2,75,000) plus 10% a year notional interest on the deposit (₹9,166.67) — 0.25% of ₹2,84,166.67, about ₹711, plus the registration fee. These defaults are as of 2026; the IGR Maharashtra calculator gives the binding figure.
What the agreement covers
Collect the monthly rent receipts with the rent receipt generator, check property costs in the stamp duty calculator, and sign digitally with Sign PDF where e-signing is accepted.
- Term, rent and due date, with the first payment on the start date.
- Security deposit, interest-free, refunded within the days you set after handover, with only stated deductions.
- Maintenance and utilities — who pays the society and the meters.
- Use, repairs and inspection — residential use, no structural changes, 24 hours’ notice for visits.
- Lock-in, notice and termination — including the owner’s right to end it for two months’ non-payment.
- Stamp duty, registration, governing law and courts.
Common mistakes
- Signing on stamp paper of the wrong value, or bought in another person’s name or another state.
- A lock-in as long as the term, which leaves no way out.
- No inventory of furniture — the main source of deposit disputes.
- Skipping police verification where the city requires it.
Rent Agreement Generator FAQ
How do I make a rent agreement online?
Enter the details in this rent agreement generator, review the clauses, download the PDF or Word file and print it on stamp paper (or attach an e-stamp) of the value your state requires, then sign with two witnesses.
Is an 11-month rent agreement legally valid?
Yes, if it is properly stamped. It usually does not need registration, except in states such as Maharashtra that require all leave and licence agreements to be registered.
What is the difference between leave and licence and a rent agreement?
A leave and licence gives permission to use the home without creating a tenancy, so the owner keeps legal possession; a rent agreement creates a tenancy governed by the state’s rent law.
How much stamp duty is payable on a rent agreement?
It depends on the state, the rent, the deposit and the term. In Maharashtra it is 0.25% of the total licence fee plus notional interest on the deposit (as of 2026). Elsewhere, check the state’s stamp schedule.
Who pays the stamp duty?
Whoever the agreement says — commonly shared equally or paid by the tenant. Choose the option in the form.
Is this rent agreement legal advice?
No. It is a draft from a template; have it reviewed for your situation and state before signing.
