Property tax calculator for Delhi, other Indian cities and the US
Property tax is worked out differently in every city, but the arithmetic is always value × rate − rebates. This property tax calculator has three modes. Delhi (MCD) follows the unit area method that the Municipal Corporation of Delhi uses for residential property. Other Indian city applies your corporation’s rate to the annual rateable value or capital value on your assessment. United States turns a home’s market value into assessed value and applies each taxing unit’s rate, whether it is quoted as a percentage, in mills or per $100 as in Texas.
Every step is shown, so you can match it line by line against your bill. Nothing is uploaded; the calculation runs in your browser. It is an estimate for planning and not tax advice — the municipal bill or the assessor’s notice is what you pay.
How to use the Property Tax Calculator
- Choose where the property is: Delhi, another Indian city, or the United States.
- Delhi: pick the colony category (A to H), enter the covered area in m² or sq ft, the construction period and structure, and the occupancy factor. The unit area value and rate fill in from the category; change them if your return shows different figures. Tick the concession box if it applies and set the early-payment rebate.
- Other Indian city: enter the annual rateable value or capital value from your assessment, the tax rate and any rebate.
- United States: enter the market value, the assessment ratio (100% where homes are assessed at full value), how rates are quoted, and one row per taxing unit — county, city, school district, special districts — with any exemption it grants.
- Read the annual tax, the half-yearly or monthly amount and the step-by-step working; press Copy to paste it.

Delhi property tax: the unit area method
Since 2004 Delhi taxes buildings on area, not rent. The annual value is the unit area value for the colony category multiplied by the covered area and by four factors: age, use, structure and occupancy. The tax is the annual value × the category’s rate. MCD’s property tax return asks for exactly these fields for each floor, and lists the 30% concession for property owned by women, senior citizens, ex-servicemen and people with disabilities on up to 100 m² (MCD user manual for filing the property tax return, checked 24 October 2026).
Example: a 100 m² self-occupied pucca flat built after 2000 in a category D colony: ₹320 × 100 × 1 × 1 × 1 × 1 = ₹32,000 annual value; at 11% the tax is ₹3,520, or ₹3,168 after a 10% early-payment rebate.
| Category | Unit area value (₹/m²) | Residential rate |
|---|---|---|
| A | 630 | 12% |
| B | 500 | 12% |
| C | 400 | 11% |
| D | 320 | 11% |
| E | 270 | 11% |
| F | 230 | 7% |
| G | 200 | 7% |
| H | 100 | 7% |
Which Delhi figures are confirmed
- Rates: MCD’s uniform residential rates of 12% (A, B), 11% (C, D, E) and 7% (F, G, H) took effect on 16 July 2022 after the three corporations merged (Business Standard, 8 July 2022). Non-residential rates and use factors differ and are not modelled.
- Unit area values, age factors (1.0 for buildings from 2000 down to 0.5 before 1960, in 0.1 steps per decade) and structure factors (kutcha 0.5) are the values printed in widely used guides. We could not match them to an MCD notification, and the Municipal Valuation Committee reviews them (MVC-V interim report, 13 August 2022), so they are editable.
- The occupancy factor for tenanted homes is quoted as 1.5 or 2 by different sources; enter the one on your previous return. The calculator applies the 30% concession before the early-payment rebate.
US property tax: assessed value, mills and exemptions
US tax is levied by several taxing units at once. Each applies its rate to the assessed value minus any exemption it allows, and the bill is the sum. A rate of 25 mills means $25 per $1,000 of assessed value (2.5%); Texas quotes rates per $100. The effective rate — tax ÷ market value — is the number to compare between places.
There is no built-in rate by ZIP code or county: rates change every year and differ inside a single county, so copy them from your bill or assessor. In Texas, the school-district homestead exemption rose to $140,000 when voters approved Proposition 13 (S.J.R. 2) on 4 November 2025; counties and cities set their own, smaller exemptions, which is why each row has its own exemption box. For a $350,000 home with a school rate of $1.00 per $100 and the $140,000 exemption, the school tax is $2,100. Feed the annual figure into the mortgage calculator to see the full monthly payment.
Property Tax Calculator FAQ
How is property tax calculated in Delhi?
Annual value = unit area value × covered area × age × use × structure × occupancy factors; tax = annual value × the rate for the colony category (7% to 12% for homes), less any concession and early-payment rebate.
How do I find my colony category?
It appears on your MCD property tax account and in MCD’s colony categorisation list. Category A colonies have the highest unit area value and H the lowest.
Can I calculate property tax by ZIP code?
Not reliably — one ZIP code can span several school and special districts with different rates. Enter the rates printed on your tax bill or the county assessor’s site.
What is a mill rate?
One mill is one-tenth of a cent, so the mill rate is the tax per $1,000 of assessed value. 20 mills on a $250,000 assessment is $5,000 a year.
Does this work for Mumbai, Bengaluru or Hyderabad?
Use the Other Indian city mode with the value and rate from your demand notice. Their valuation formulas use local rate tables that are not built in, so the calculator does not estimate the assessed value itself.
Is the result my exact bill?
It is an estimate. Surcharges, cesses, arrears, penalties and local adjustments can change the final amount.
